Commercial, Industrial, and Mixed-Use Zoning Districts

Any new commercial building, remodel/addition to an existing commercial building, or change of use will be reviewed by the Planning Division. The zone in which the building is located regulates the development of commercial buildings. Please refer to the individual zoning requirements in the Zoning Code, shown below.  A remodel/addition or change of use may also trigger a change in required on-site parking.  Please refer to the Parking Regulations to review parking requirements.

Every change in commercial use should be verified by the Planning Division as a permitted use for the zone in which the building is located. Please refer to the Zoning Code to check allowed uses for a particular zone. Additionally, a change in commercial use may result in a requirement for more on-site parking.  Please refer to the Parking Regulations to check parking requirements for a particular use.

BAY CONSERVATION AND DEVELOPMENT COMMISSION (BCDC) GUIDELINES
Projects which are located along the San Francisco Bay also require review by the Bay Conservation and Development Commission (BCDC), a State agency.  BCDC requires that public access be provided along the Bay edge, and has standards for how this public access should be developed.  The BCDC Guidelines specify these requirements for properties within the City of Burlingame.
